What makes The Club at Briarcliff Manor different from other retirement communities?
The Club at Briarcliff Manor will combine the natural beauty of Westchester County and historical significance of the area, in a community rich in architectural detail and designed especially for those 62 years of age and older. The distinguishing majesty of the existing landscape on this 59-acre parcel will allow The Club to create a distinctive senior living setting with large areas of open space, walking trails and panoramic vistas. With a variety of independent living apartments, townhomes and villas to choose from, along with a boutique Supportive Living Center that offers assisted living, memory support and skilled nursing services, you will find an array of homes—and high quality, personalized services—that meet your senior lifestyle needs.
I understand you are a fee-for-service Continuing Care Retirement Community.
What does that mean?
In today’s world of retirement communities, there are many options that allow individuals to plan for their future care needs. A fee-for-service Continuing Care Retirement Community (CCRC) is one option. Simply, it means that if you need an increasesd level of care or assistance, such as Assisted Living, you pay for that care on a daily or monthly basis through an appropriate insurance policy or through personal finances. Essentially, there is no "pre-payment" for care - as found in lifecare or "type A" retirement communities - thus, if you do not need the care, you are not paying for the care and your monthly fee does not subsidize the care others receive.
If I do need additional care, how will it be provided?
Just as there are many types of retirement communities, there are many forms of care that an individual may need. We strongly believe that “one size does not fit all” and that an important aspect of providing quality service to our residents is the provision of services by a “health and wellness team.” This supportive team can assess and address a resident’s specific medical and functional needs, serve as a liaison with health professionals as authorized by a resident, plan for home health care or out-of-home care as required, and assist a resident (or a family as appropriate) in navigating the myriad of issues related to health care in the 21st century. Should you need assisted living services, memory support services or skilled nursing care, The Club at Briarcliff Manor’s licensed units in the Supportive Living Center, will be available to residents on a priority basis. The consultation services of the health and wellness team will be provided to all residents who call The Club at Briarcliff Manor their home.
How much does living at The Club at Briarcliff Manor cost?
As with many Continuing Care Retirement Communities, The Club at Briarcliff Manor will have an entrance fee and a monthly service fee. It will not be a real estate transaction where a resident or family owns a “title” to a unit. Entrance fees and monthly fees are based on the size of the residence selected and whether one or two residents occupy the home. Entrance fees start at $599,900, and monthly services fees (including real estate taxes) start at $3,190.
The entrance fee will be a one-time fee based on the size and location of the independent living residence and number of occupants. At this time, the entrance fee is 90% refundable to the resident or their designee when they leave the community. This entrance fee could be viewed as a “membership fee” to The Club at Briarcliff Manor. So, when a resident leaves the community, only 10% of their entrance fee will have been utilized for all of the amenities used over the years!
The monthly service fee will cover utilities and real estate taxes and a variety of services, amenities, activities and meals offered at the community. Examples of the services included in the basic independent living service program are: a flexible meal plan for each resident, weekly housekeeping and flat linen service, concierge and valet service, and 24-hour security. Additional services will be available on an à la carte basis. These services may include spa and beauty services, additional meals, cocktail service and additional personal training appointments.
The services found in the Supportive Living Center (assisted living, memory support, and skilled nursing) will not be included in the basic service program and will be charged to the residents based on the level of care provided.
I live in a home right now where I have the services of a gardener, handyman and driver. Why should I move?

Local transportation services as well as maintenance and repairs to The Club’s grounds, exterior and interior will be included in the service program as part of the basic monthly fee.
Not only is the interior of the building designed to offer universal ease in living, but the service package will allow a resident to concentrate on the independent lifestyle they enjoy—daily gourmet meals, fitness and wellness programs, maintenance-free living, social and cultural offerings, and the knowledge that personal attention is available 24 hours a day in the event of an emergency. Families will have peace of mind knowing their loved ones will have the opportunity for social and recreational opportunities with others. What if I move in and it’s not for me?
Although the comment most often heard from residents familiar with this type of community is “I wish I had moved in earlier,” there may be residents who wish to leave the community.
With a 30-day notice, a resident may terminate a residency agreement for any reason. This means that when a resident completely vacates a home and all furnishings have been moved, the monthly service fee will no longer be charged to the resident. The refund of 90% of the original entrance fee will be paid no later than 30 days after a new resident has executed a residency agreement for the vacated independent living residence and, in any case, no later than one year after you vacate The Club at Briarcliff Manor. Accordingly, the refund will not be dependent upon our resale of the unit.
